Why the receipt matters
When a payment is disputed, the question is never whether money moved. It is which period the money covered. A bank alert shows that money moved. A proper receipt shows what it was for.
In Lagos, where the Tenancy Law 2011 applies, the receipt is a legal requirement, not just good practice. It must state the date the rent was received, the names and addresses of the landlord and the tenant, a description and location of the premises, the amount, and the period it covers. Failing to issue one carries a fine of N100,000. A bank transfer record alone does not show those particulars.
The fields this generator fills in
State the period in full, with both dates. Rent paid on 5 January is not the same claim as rent for 1 January to 31 December, and only the second one answers the question that gets asked.
- Who issued it: your name and address, or the company or agency name and address
- Who paid: the tenant's full name, as it appears on the tenancy agreement, and their address
- The property: the full address, including flat or unit number
- The amount received, and how it was paid
- The period the payment covers, with a start date and an end date
- The date the payment was received
- A receipt number, and a space for your signature
Two things to get right
If you collect on a landlord's behalf, say so on the receipt rather than signing as though the money were yours, because the receipt is evidence of who received the money in what capacity.
If the payment is a part payment rather than the full rent, write PART PAYMENT on the face of it and state the balance outstanding, or you have issued a document the tenant can reasonably read as settling the term.
Questions
Is a rent receipt required by law in Lagos?
Yes, where the Tenancy Law of Lagos State 2011 applies. The receipt must state the date the rent was received, the names and addresses of the landlord and the tenant, the premises, the amount and the period it covers. Failing to issue one carries a fine of N100,000.
Is a bank transfer alert enough as a receipt?
No. A transfer record shows that money moved, not the period it covers, the premises or the parties' addresses. Issue a receipt as well.
